Property management in S'Agaró

S'Agaró was planned as a whole from 1924 and has been carefully maintained ever since. Owners here do not want unknown contractors turning up unannounced, and we work accordingly.

Property management in S'Agaró
What it covers

A garden city, and what it means for an owner

In 1924 the industrialist Josep Ensesa and the architect Rafael Masó began building a noucentista garden city on the headland between the beach of Sant Pol and the cove of Sa Conca. Masó built around twenty houses before his death in 1935, along with the stairs, squares, pergolas and viewpoints that link them, and the first Hostal de la Gavina. Around 1,700 people live in S'Agaró today.

The stonework, ironwork, planting and painted render were designed together, and each ages at its own rate, so keeping the whole in good order takes regular care. The Camí de Ronda along the headland between Sant Pol and Sa Conca has been a listed cultural asset of national interest since 1995. For an owner, this means choosing carefully who looks after the house.

We keep your keys, inspect on an agreed schedule, visit after bad weather when you ask, and use our own team for the pool, garden, cleaning and repairs. Owners here usually ask for two more things: discretion about who is on the property and when, and prompt repair of small damage to stone or ironwork before it gets bigger.

Where we work

The parts of S'Agaró

S'Agaró is small enough to walk across, but it has clearly different parts, as the original plan intended.

  • S'Agaró Vell

The original garden city, from Sant Pol beach up to the viewpoint square, built to Masó's noucentista design from the mid-1920s. Stone, wrought iron, render and mature planting, all designed together. Maintenance here means keeping the original materials in good condition, not modernising them.

  • S'Agaró Nou

The later residential streets inland and around the original centre. More conventional villas with private pools and proper gardens, mostly second homes used during the season and closed for the rest of the year.

  • Sa Conca

The cove at the north end of the headland, where the Camí de Ronda ends. Houses close to the sea, with the maintenance that brings: salt, wind, and terraces exposed to the open sea.

Sant Pol beach, at the southern end, belongs to Sant Feliu de Guíxols. We work on both sides of the municipal boundary, so it makes no difference which municipality your house is in.

What's included

What we take care of in S'Agaró

Keys kept at our office

Your keys stay at our office, not in a key box by your gate. Nobody enters the property without our knowledge, and we tell you who was there and why.

Inspections that include stone and ironwork

Stone, ironwork, render and terrace surfaces, as well as the usual checks on water, electricity and damp. On this coast a small crack in the render can turn into a repointing job within a season or two if nobody spots it.

Garden, pool and repairs

Our own team, working to a schedule you set. Mature planting is part of the original design here, so we prune it to keep its shape.

Practical

Useful to know about S'Agaró

The Camí de Ronda
The coastal path between Sant Pol and Sa Conca has been protected as a cultural asset of national interest since 1995. It runs past many of the properties, which is one reason discretion matters here.
The 1924 plan
Ensesa and Masó designed the public spaces as carefully as the houses. In practice, changes to anything visible from the street take longer to agree here than elsewhere.
Salt and exposure
Anything on the seaward side is exposed to the weather from the open sea. Ironwork, hinges, outdoor lighting and pool equipment need checking more often than they would a few streets inland.
Neighbours
S'Agaró is emptier out of season than you might expect. A quiet road does not mean anyone is keeping an eye on your house.
Sant Feliu next door
Sant Feliu de Guíxols, just to the south past the stream that marks the boundary, has the shops, services and year-round life.
Discretion
We do not put signs on your gate or on our vans outside it, we do not discuss your property with anyone, and we do not send new people without telling you first. If you want stricter arrangements, tell us.
Good to know

Questions owners in S'Agaró ask

Do you work on houses in the original Masó part of S'Agaró?
Yes. The work there is mostly about matching what is already built rather than installing something new, and we plan it that way. Any work on the original stone, iron or render is discussed with you in detail before we quote.
How discreet is the service?
As discreet as you need. We keep the keys ourselves, use our own team rather than changing subcontractors, and tell you in advance who will be on the property. We do not discuss your house with anyone else.
Do you cover Sa Conca and the Sant Pol side as well?
Yes, both, including the part on the Sant Feliu de Guíxols side of the boundary. The municipal boundary runs through what most people see as one area, and it makes no difference to how we work.
Can you look after a house we only use a few weeks a year?
Yes, most of our owners do exactly that. We inspect the house on a schedule you set, open and prepare it before you arrive, and close it up properly after you leave.
