Property management in Platja d'Aro

Platja d'Aro is the busiest town on this part of the coast in summer and one of the quietest in February. Both matter to an owner. We keep the keys, check the house through the quiet months and prepare it before you or your guests arrive.

Property management in Platja d'Aro
What it covers

A resort town, and the houses behind it

About 9,000 people live in Platja d'Aro. In summer, the municipality it belongs to, Castell d'Aro, Platja d'Aro i S'Agaró, can have more than a hundred thousand. The town has around two kilometres of beach, with apartment blocks and shopping streets behind it, a marina, a water park and two golf courses. The Ridaura river reaches the sea in the middle of the town.

Behind the seafront the town climbs the hill, and most of the houses we manage are there. The urbanisations on the slopes are very different from the seafront: larger plots, private pools, pines, and long quiet periods out of season. An apartment on the Platja Gran and a villa at Mas Nou are both second homes in Platja d'Aro, but they have very different problems.

We keep your keys at our office in Sant Antoni de Calonge, further up the coast, and work to a schedule you set. Inspections, pool and garden, cleaning, and repairs by our own team, with a quote before any larger job. If you let the house, we can handle the changeovers as well as the upkeep.

Where we work

The urbanisations of Platja d'Aro

When people say Platja d'Aro, they can mean four or five quite different places. Which one your house is in affects how much garden there is and whether your neighbours are around in winter to notice a problem.

  • Mas Nou

In the Gavarres above the town, at around 300 metres, built around the golf course that opened in 1990. Large villas, wide views and big gardens. The climate is different from the seafront: cooler in August and more exposed in winter. It is also further from our office than the coast.

  • Politur

A residential urbanisation close to the Cala Rovira and Cala del Pi coves. A mix of houses and apartments, mostly holiday homes. It is quiet out of season, so a problem can go unnoticed for months.

  • Els Pinars

The pine slopes behind the town, as the name says. Detached houses on wooded plots. Because of the pines, pool covers and gutter clearing are essential here.

  • Cala Rovira

Around one of the coves north of the main beach, on the road towards Sant Antoni. Smaller and more sheltered than the Platja Gran. The houses are close to the sea, so there is salt as well as pine to deal with.

  • Mas Ros

On the hillside between the town and the golf course, one of several "mas" urbanisations on these slopes. Established plots and mature gardens. After heavy rain it can be worth checking the access road as well as the house; ask us and we will.

  • Can Semí

On the same hillside, with the same mix of older villas and newer houses. Owners here tend to use the house for more of the year than seafront owners, so we adjust the schedule to suit.

We cover all of these areas. If your street is not listed, tell us where it is and we will tell you honestly whether it is on our round.

What's included

What we take care of in Platja d'Aro

Keys, access and arrivals

We keep your keys, let in tradespeople and deliveries, and open the house before you or your guests arrive. Heating on, water on, pool clean, and the fridge stocked if you want.

Inspections through the quiet months

From November to March a house in Platja d'Aro is usually left on its own. We check it on the agreed schedule, and after a storm whenever you ask us to, and send a short report with photographs when there is something to report.

Pool, garden and repairs

Our own team, so you do not have to call tradespeople from abroad. Anything beyond a small job is quoted first and waits for your decision.

Practical

What owning in Platja d'Aro is like

August
In summer the population of the municipality can pass a hundred thousand. Deliveries take longer, tradespeople are fully booked and parking is difficult. We plan whatever we can outside those weeks.
The Ridaura
The river reaches the sea in the middle of the town. Heavy rain affects properties near the valley floor differently from those on the slopes, so it helps us to know where yours is.
Up at Mas Nou
At 300 metres the difference is noticeable. It is cooler, the wind hits the terraces harder, and the road up is steep and winding, which makes it slower in bad weather.
Getting here
The C-31 links the town to Palamós and Girona, and the C-65 runs inland to the AP-7. Most owners fly into Girona, with Barcelona as the alternative.
Sant Feliu next door
Sant Feliu de Guíxols is just down the coast and has more services open all year. Useful to know in February, when much of Platja d'Aro is closed.
Letting the house
In Catalonia the tourist licence belongs to the property, not to the owner. Before you advertise anywhere, ask us what your property already has.

Questions owners in Platja d'Aro ask

Is it worth having a manager if the house is only empty in winter?
Winter is when damage happens, and summer is when owners usually find it. If a storm in January lifts two roof tiles, the repair is small in January. By June, after five months of water getting in, it is a much bigger job.
Do you go as far up as Mas Nou and the golf?
Yes. It is further from our office than the seafront and we plan the schedule with that in mind, but it is part of our round. Owners there often choose more frequent inspections in winter because the houses are more exposed, and that is usually sensible.
Can you handle holiday rentals as well as the maintenance?
We can find guests, manage bookings, handle check-in, check-out and changeovers, and help you with the licence. Many owners here use the house for a few weeks and let it for the rest of the season.
How do you charge for property management?
A fixed fee for the agreed visits and reports. Pool, garden and cleaning are priced according to the property, and repairs are quoted separately each time. You receive the figures before you commit to anything.
