New-build villas and apartments on the Costa Brava

Explore carefully selected new-build homes in Calonge, Palamós and Sant Antoni de Calonge, from bespoke villas to modern apartments.

Buying off-plan means choosing a property before construction is completed. Alongside the location and design, it is worth understanding the plans, specifications, payment schedule and expected delivery date. Quality Estates can help you compare projects and ask the right questions.

Your route to the keys

Buying a new-build home in five steps

Off-plan purchases work differently from buying a completed property. Here is what to expect, from the first viewing to collecting your keys.

  1. Choose your property

Compare the location, plans, orientation, available homes and expected completion date. Ask which features and finishes are included in the price.

  2. Check the documents

Ask an independent Spanish lawyer to verify the developer, land ownership, planning status, building licence and draft purchase contract.

  3. Reserve and sign

Review the reservation conditions, payment timetable, specifications, handover deadline and what the contract says about delays or changes.

  4. Follow construction

If payments are made in stages, ask your lawyer to verify the legally required guarantee or insurance protection for qualifying advance payments.

  5. Inspect and complete

Inspect the finished home, record defects, check the relevant handover documents and complete the purchase at the notary when all conditions are met.

Before you commit

A beautiful rendering shows what a property may look like. The legal documents establish what is approved and what you are buying.

Before signing or transferring money, request clear written information and have the relevant documents checked by an independent Spanish lawyer.

Budget beyond the purchase price

The advertised price is only part of the picture.

For most newly built homes purchased directly from a developer, the transaction is subject to 10% VAT (IVA). You should also consider the applicable Catalan stamp duty (AJD), notary and land registry fees, legal advice and any extras not included in the contract. Exact costs depend on the purchase.

Ask for an itemised estimate before making a commitment. For more background, see our property-buying FAQs.

Questions from buyers

Frequently asked questions about new builds

Clear answers to the questions we often hear about buying newly built property in Spain.

Is buying an off-plan property in Spain safe?

Buying off-plan can be a good choice, but it involves different risks from buying a completed home. Have an independent lawyer check the developer, building licence, contract and protection of advance payments before transferring money.

Do I need to arrange the building permit myself?

For a developer-led new-build project, the developer is normally responsible for obtaining the relevant construction permissions. Ask for confirmation. If you want to buy land and build your own home, see our renovation and building service.

Can I choose the layout and finishes?

This depends on the development and construction stage. Some homes have fixed specifications; others allow personalisation. Puig Rosell Living in Calonge, for example, focuses on bespoke villas. Record any agreed changes in writing.

What happens if construction is delayed?

Your rights depend on the agreement, the reason for the delay and applicable law. Before signing, ask your lawyer to check the delivery deadline, extension clauses and rights relating to guaranteed payments.

What guarantees apply to construction defects?

Spanish building law generally establishes periods of responsibility of one year for finishing defects, three years for defects affecting habitability and ten years for structural defects, subject to the relevant legal conditions. Ask which guarantees and insurance policies apply.

When can I move into my new home?

Move-in depends on the completed property, contractual handover and applicable occupancy requirements. An advertised construction completion date does not always mean the home is ready for legal handover.
