Property management in Calonge

Calonge sits on its hill about four kilometres back from the sea, and most of the houses we look after here are spread through the urbanisations on the slopes around it. Our office is ten minutes down the road in Sant Antoni, which is the point: somebody can be at your gate this afternoon.

Property management in Calonge
What it covers

Your house in Calonge, watched all year

The municipality of Calonge i Sant Antoni covers 33.6 square kilometres and falls from the Gavarres hills straight down to the water, which is why so much of it is built on a slope. About 12,300 people live in it, a little over 6,000 of them in the village itself. In August that number is unrecognisable. For an owner this matters in one very practical way: the months when you are not here are the months when nothing gets noticed unless somebody goes and looks.

Most of the owners we work for spend a few weeks a year in Calonge. The rest of the year the house is shut, and shut houses on this coast have a predictable list of problems. Damp after a wet January. A pool that turns green in a fortnight once the pines start dropping. A pump that trips and takes the irrigation down with it. A shutter that a gust works loose and then bangs against the wall for a month while nobody hears it.

We hold a set of your keys at the office in Sant Antoni de Calonge, walk the house on a rhythm we agree with you, add a storm check whenever you ask for one, and deal with what we find using our own people rather than sending you a list of numbers to ring from another country. You are told what was done and what it cost, and anything of any size is quoted and approved before it starts.

Where we work

The urbanisations we work in around Calonge

Calonge is not one place. The old village has one set of problems and the hillside urbanisations have another, and a manager who has never driven your particular access road in February is guessing. These are the areas we are in most weeks.

  • Mas Ambròs

One of the larger inland urbanisations, on the slope between the village and the Cabanyes valley. Detached houses on generous plots, most of them with a pool and mature pine, which is a lovely thing to own and a great many needles to keep out of the water.

  • Mas Pallí

Between Calonge and Platja d'Aro, and close enough to the village to walk in. Quiet, residential and easy for us to reach, so it is one of the areas where a same-day call-out is genuinely the same day.

  • Vescomtat de Cabanyes

Up in the valley west of the village, greener and more spread out than anything nearer the coast, with larger plots and farmland still around it. The access roads are long and rain moves gravel, so if you want the way in looked at after a storm as well as the house, say so and we will.

  • Mas Pere

An established inland urbanisation on the hillside. The mas in the name is a farmhouse, which is what most of these places grew around, and it shows in how much plot sizes and house ages vary along a single street. Worth knowing when you compare what two neighbours pay to keep their houses standing.

  • Rio de Oro

A residential area on the Calonge side, laid out with the long-stay owner in mind rather than the fortnight renter. Garden is usually the main upkeep here, and how much of it there is depends entirely on how much pine you inherited with the plot.

  • Es Monestir

One of the smaller inland urbanisations, and quiet out of season to the point of being empty. Empty is exactly when a house needs somebody looking at it, which is what the winter inspections are for.

If your urbanisation is not on this list it is very probably still on our round. Tell us the address and we will tell you honestly how often we are already in that street.

What's included

What we take care of in Calonge

Keys and access

Your keys stay at the office in Sant Antoni, ten minutes from most of the Calonge urbanisations. We let in trades, deliveries and guests, and you are told who went in and when.

Inspections on your schedule

A walk through the house on the schedule we agree, and a storm check on top of it whenever you ask for one. You get a short report, with photographs when there is something to see.

Maintenance and repairs

Pool, garden, cleaning and repairs with our own team. Anything past a small job is quoted before it starts, and the decision is yours.

Practical

The practical side of owning here

Our office
Avinguda Catalunya 8, Sant Antoni de Calonge. Ten minutes from the village and less from most of the urbanisations, which is why we can hold keys properly rather than leave them in a box on a wall.
Getting here
Girona is the nearest useful airport and the one most of our owners fly into. Barcelona is the fallback when the schedules do not work, and the C-31 is the road you will come in on either way.
Market days
Thursday in Calonge, Wednesday in Sant Antoni de Calonge. A small thing, but it usually decides which day you want the house cleaned and the fridge filled before you arrive.
Out of season
The village works all year and keeps its own life going. Several of the urbanisations are close to empty from November, which is precisely when an unwatched house starts costing money.
Pools and pine
Needle fall is the constant here. A pool left through the winter untreated does not simply need cleaning in May, it needs emptying and refilling, and that is a much larger bill than the treatment would have been.
The tramuntana
The north wind decides which terraces are usable in spring and autumn, and which shutters, awnings and parasols we end up refitting. Tell us where your house is exposed and we will check those first.
Good to know

Questions owners in Calonge ask

Do you cover the urbanisations as well as the village?
Yes, and in practice most of what we manage in Calonge is in the urbanisations rather than in the old village. Mas Ambròs, Mas Pallí, Vescomtat de Cabanyes, Mas Pere, Rio de Oro and Es Monestir are all on our regular round.
How often will somebody actually visit my house?
That is agreed with you at the start rather than set for you. A house that is shut all winter and let in summer needs a different rhythm from one you use every school holiday. We will also go out after heavy weather if you ask us to, on top of the agreed round.
I live abroad. How does approving a repair work?
By e-mail, phone or WhatsApp, in your language. You get a description of the problem, photographs, and a price before anything happens. Nothing beyond stopping an emergency gets started without your yes.
Can you look after the pool and garden too, or only the house?
Both, with our own people. On the Calonge hillsides the garden is usually the bigger of the two jobs because of the pine, and it is the one that gets away from an absent owner fastest.
