What it covers

The village, the valley and the houses in between

Castell d'Aro stands on a hill of about forty metres, some three kilometres from the sea. It is the historic centre of the municipality it shares with Platja d'Aro and S'Agaró, and around 2,100 people live here. The castle of Benedormiens, at the top of the village, is first documented in 1041, when it was entrusted to the monks of Sant Feliu de Guíxols. Fires in 1462 and 1879 destroyed most of the medieval building. It has since been restored and is now used for exhibitions.

Around the village the Vall d'Aro opens out, drained by the Ridaura river. The old farmsteads that once worked the valley are now largely surrounded by houses. This mix is what makes Castell d'Aro different to manage. There are restored village houses on narrow streets with no parking, newer villas at the edge of the valley with proper gardens, and a few masos: large old farmhouses with the upkeep that comes with them.

We keep your keys, inspect on an agreed schedule, visit after bad weather when you ask us to, and carry out repairs with our own team. Village houses usually need attention to damp, roofs and old plumbing and wiring. Houses in the valley need garden and pool care. We tell you which applies to your house and price the service to match, rather than offering everyone the same package.

Where the houses are in Castell d'Aro

Castell d'Aro is small, but its parts are quite different. That affects whether we can park at your door, whether there is a garden to look after, and what usually needs repairing first.

  • Castell d'Aro village

    The medieval centre on the hill, with the castle at the top and narrow streets below. Restored stone houses with thick walls, and the usual needs of an old building: roofs, damp, and plumbing and wiring added long after the house was built. Getting a van close is the main practical issue.

  • Fanals d'Aro

    One of the old farmstead areas of the valley, now largely built up with houses. Plot sizes and house ages vary along the same road, and many gardens are large enough to need regular work.

  • Fanals d'Amunt

    The upper part of the same old settlement, further from the coast road and quieter. Detached houses on their own land. In winter many of them are empty.

  • Vall d'Aro

    The valley floor along the Ridaura: farmland and scattered houses rather than an urbanisation. Heavy rain affects the ground here differently from the slopes, so it helps us to know your plot before the autumn rains.

Mas Nou and the golf course are on the hillside just above the village, and the S'Agaró coast is in the other direction. We cover all of it on the same round.

Keys and access

We keep your keys and let in tradespeople, deliveries and guests. In the village that also means knowing where a van can get close to your door, and when.

Inspections for older houses

Damp, roof, gutters and the condition of the plumbing and wiring, checked on the schedule we agree, and after heavy rain whenever you ask. A short report, with photographs when there is something to show you.

Garden, pool and repairs

Our own team for upkeep and repairs. Anything beyond a small job is quoted first, and we do not start work without your approval.

Practical things about the village

The castle
Benedormiens is first documented in 1041 and is now used for exhibitions. It also explains the narrow streets around it, which matters when a delivery lorry arrives.
Distance to the sea
About three kilometres to the sea at Platja d'Aro. Close enough for the beach, and far enough that the salt air is much less of a problem. That helps a house that stands empty for long periods.
Getting here
The C-31 runs along the coast, and the C-65 goes inland from Santa Cristina d'Aro to the AP-7 and Girona. Most owners fly into Girona.
Out of season
The village stays more lively in winter than the resort, which helps. But it does not mean anyone is keeping an eye on your house.
Old houses, old services
In a restored village house, the plumbing and wiring are often newer than the walls but older than the owner thinks. It is better to find a problem during an inspection than on the day you arrive.
Parking and access
In the old centre, access affects everything: deliveries, tradespeople, removals and your own arrival. We plan work with this in mind.

Questions owners in Castell d'Aro ask

Is management worth it for a village house with no pool or garden?
Often, yes, for different reasons. There is no pool to turn green, but an old building does not do well when it is closed up, and someone needs to let in a plumber. The schedule is smaller, and so is the fee.
Do you cover the urbanisations up towards the golf?
Yes. Mas Nou and the hillside above the valley are on the same round as the village. We work across the whole municipality, including Platja d'Aro and S'Agaró.
The house has damp. Can you deal with it rather than just report it?
Yes. We build and renovate as well as maintain, so the same team can take a damp problem from inspection to quote to finished repair. You see the price before work starts.
Can you get things done while I am not in the country?
Yes, most of our owners live abroad. We work by e-mail, phone and WhatsApp in your language, send photographs, and ask for your approval before spending your money.
